Former Melrose Bar Lined Up As Coffee Shop, Offices And Takeaway

An exciting regeneration project has applied for permission to change the use of part of the ground floor of the former Overdraft bar/Melrose Lounge on the corner of Old Inverkip Road and Inverkip Road, at Barr’s Cottage, Greenock.

The premises, which were bought in 2019 by M&R Properties, has since undergone extensive renovation works to breathe new life into the highly visible two-storey site.

Drawings have now been submitted by Rebecchi Architectural Services to Inverclyde Council’s planning department to request approval for a ground floor cafeteria and hot food takeaway.

The first floor has been transformed into an open-plan floor, with an ability to sub-divide the space into three offices with a new tenant already secured the top level.

The premises provide one other additional unit available on the ground floor with a dedicated entrance that would be ideal for fitness operators. 

The takeaway would be open 11am to 1am, seven days a week, and the coffee shop’s hours would be 9am to 6pm, also seven days.

A new shopfront would be installed for the takeaway element of the premises. The coffee shop entrance would be at the side of the building.

Bowman Rebecchi has been appointed to support the marketing of the site, with the Gourock-based commercial property company also launching its new 360-degree virtual tours online, enabling interested parties to gather a more informed view of the available space.
