Shore Street, Gourock

53-55 Shore Street - Sold

£70,000

5812 sq ft

OVERVIEW

This rarely available 0.13-acre site in Gourock town centre, which was previously approved by Inverclyde Council to create a new residential development, has been made available to purchase through Bowman Rebecchi.

The proposed development site forms a small gap site, once occupied by a residential villa that was demolished in the early 2000s.

Sandwiched between a four-storey tenement block and a two-storey dwelling, the site slopes significantly from the back end and fronts directly onto Shore Street.

It was previously proposed to erect 8 no. flats of various sizes and accommodation within a five-storey block with associated parking which was approved by Inverclyde Council in 2017 but has since lapsed.

The site is situated in the Gourock area bounded by Church Street to the North, King Street to the south with Shore Street and Royal Street to east and west boundaries respectively.

The Street levels slope down from the rear with Royal Street the high point.

The computer-generated images attached provide an idea of the potential development, size, location and style approved by Inverclyde Council.

Recent Gourock housing developments include Kirn Gardens by Merchant Homes, McTaggart's Cowal Court Development at Cowal View and the recently approved former McPherson Centre site in upper Gourock.

Gourock is a thriving town with high demand for residential units. As a result, this plot of land is expected to be popular with developers and buyers alike.

The images shown give some potential ideas for the potential development of the site.

A Site Investigation survey is available to purchasers, which Bowman Rebecchi can share on request.
