An exceptionally rare opportunity to operate a community Sawmill is available on a long-term lease basis through Kilfinan Community Forest in Tighnabruaich, with local commercial development contracts available to support the growth of the business.
The sawmill is part of the Kilfinan Community Forest Company (KCFC) which manages over 500 hectares of Acharossan Forest - purchased from the Forestry Commission Scotland in 2010 and 2015 - to deliver a range of benefits to the community of Kilfinan.
Having been run by KCFC up until now, the Charity is now looking for a long-term tenant to take over the daily operation of the Sawmill.
New operators will be able to benefit from several commercial contract opportunities to re-purpose the wood and timber into residential developments as part of KCFC's charitable objectives and sell this commercially across the UK.
The new operator will also be able to benefit from purchasing timber from KCFC at a very competitive rate.

A VAST SAWMILL
The site includes large open-plan steel framed shed, with a sheeted roof and timber sides to create shelter from the elements. There are several areas for machinery to be operated safely, as well as vast space to store the timber which supports the logistics.
There is also a drying-out shed, enabling cuts the opportunity to dry out before delivery or sale.
Other machinery available includes tractors and log cutters to support the day-to-day operations.
In line with its charitable aims, our client would welcome a commercial operator that can also invest in the local area and support the long-term charitable aims for Kilfinan Forest.
Sitting on the shore of the beautiful Kyles of Bute, Tighnabruaich is a beautiful village on the west coast of Scotland.
In 2011 the population was 660, and is promoted as part of ‘Argyll’s Secret Coast’.
Tighnabruaich is 90 minutes west of Glasgow and is situated along the east coast of Loch Fyne and stretching into the Kyles of Bute.
There is a great number of cycle routes posted for the area and a great selection of walking trails plus excellent rock fishing can be had around the town too.
Accessible from the A8003 road, after the 30 mph sign into Tighnabruaich drive 300yards and turn right into the forest (signed at the entrance), before taking the road up to the doctor’s surgery and primary school.
The pier at Tighnabruaich is visited regularly by the paddle steamer Waverley during its summer season sailings on the Firth of Clyde.
KILFINAN COMMUNITY FOREST
Kilfinan Community Forest Company is a charity set up in 2007 to work with and for the local community to manage and develop its forest, creating opportunities for a sustainable future for the local economy, recreation and tourism, the environment and education.
These benefits include local employment, the development of recreational activities, the creation of a valuable educational resource for environmental activities, and the provision of affordable housing opportunities.
A further key aim is to create a truly ‘working forest’, with training and volunteering opportunities to bring key forestry skills to the community.
As well as creating new infrastructure, KCFC manages the existing forest to protect the local environment and sustain a natural forest.
As part of the Forest, the sawmill is vast with an approximate area of 1,508 sq m (16,231 sq ft).

Machinery - Several elements of machinery, saws, tractors and wood-cutting machinery are available to use on the basis that the tenant has its own maintenance package in place.
